@Beau Thompson Perhaps the best solution would be to find a buyer (perhaps another investor on BP) to assign your contract to for the $10k? 

From what I know (after discussing this personally with a HUD attorney), both are a very gray area in the law.That said, federally, age and military status are not specifically protected.
