You're taking the right steps and eye balling it clearly, but tackling a $100k rehab on the first property is big risk. 

Why would I pay market rate, with a market rate DP, and tackle all the needed repairs so he can 1) keep collecting the same income and 2) save on his taxes?

Where have you been seeing the most consistent deal flow thats not just your typical email lists that spam you with the same deals you see posted everywhere.

Most things we tackle are way harder then we think usually.

But....I totally agree, ALL the junk mail, phone solicitation calls, spam emails and text I receive is very annoying.

Then I think the thread got deleted because a bunch of brand new profiles started spamming it.
