A recent survey from Point shows that most buyer's would re-engage at rates in 5% range, some say 4%.

Make sure you have a good asbestos survey (if built before 1990) and a good lead survey (if built before 1978) before any work is done.

Survey says: You did say, “I know the law,” right after you said that you’d never done “this” in your 20 years of owning properties.

Would be nice if they had a survey option here.  

The property survey when I purchased showed the fence was on his property by a few inches.

I feel terrible for the buyer who lost all his money on title, survey, attorney fees and to add insult to injury, a sleazy judge/lawyer who defies contract laws!

:-/Loren, regarding the 20% rule, if we had the 10 acres surveyed into 2 acre parcels, could we take distribution of one of those parcels and use it, or would we have to wait until all 10 acres were distributed?

For me and my local market, that means craigslist, property managers, the MLS and doing my own rent surveys.

(One unit we surveyed had their t-stat set at 84degF and complained it was too cold).I do not purchase small MFs that don't have separate utilities for each unit (heating, and electric).

We gave them the survey very quickly after they made their offer and they also surveyed the property.
