As far as protection from mold issues and personal liability, any plaintiffs' lawyer worth his or her salt can draft a cause of action against you personally, no matter what entity holds title to the real estate.

If things don't match up, you know there's something fishy going on.Also, if they are living somewhere currently and use that landlord as a reference, take their reference with a grain of salt.

Here's what I understand (but take it with a grain of salt since I'm not an attorney or CPA):Tennessee doesn’t have a state income tax so if you own your properties personally you are only subject to federal income taxes.However, anybody really interested in real estate needs to consider protecting their finances from liability with a corporate veil.
