Deep clean the whole place, pull the fridge out and vacuum the coils, make sure all drains are working and sanitize them - stop and fill each sink with a mix of hot water, a splash of bleach, and several good squirts of Dawn dish soap.

Last was a matching w/d and coil top white stove for $550 delivered, haul away, all-in.

I always have at least a $15k budget on our properties, there may be old asbestos siding in good shape but if it's ugly then we're going to paint it, if the porches on the front of the house are ugly, we're changing them, wrap the window trim in metal, throw a new roof on even if the current one isn't yet leaking, parge the foundation, replace the old cabinets, don't use $2/sqft laminate flooring, replace the dang trim if it's been painted over 100 times, remove the ugly wires from the outside of the house and have the cable company install new ones, fix the grading of the yard, trim trees, and repair sidewalks.

In my area, I see people actually putting in replacement windows, laminate flooring, 50 year metal roofs, and the standard kitchen/bath renovations.

There are fees associated with purchasing and selling precious metals and this took me over a week and a half and I actually lost $500 on this.

If you have a metal mobile home, there are companies that will disassemble and take the metal for scrap.

While still under contract, had to pull permits for the new metal roof that was previously installed.
