Gary Stringer To raise rents or not to raise rents
4 April 2015 | 14 replies
With me being a renter, I definitely see both sides of the coin in respect to whether or not to increase rents or keep them the same; especially if you are currently under market value. As a renter, if my rent increased every other year about $25 or so dollars, I'd be fine with it; however, if my rent increased every year arbitrarily because they "can," then I might be more apt to look for another apartment, even if the new apartment was a comparable price.

Let's see here....1) A few weeks prior to tenant move-out I send them a cleaning checklist as well as the two pages they signed listing damage and cleaning fees2) I use the same paint colors in all my properties.3) My Clean Magic Erasers are amazing and will remove wall scuffs and random stains. 4) When buying larger items I utilize the Lowe's 10% off trick (spending .99 on eBay to buy a Lowe's 10% off digital coupon and using the code online or in store - this hack has literally saved me thousands).5) At my multi-family properties I include various items near my coin-op washer and dryer: a laundry  table for folding, a roll of paper towels and a bottle of cleaner so the machines can be wiped off; I also include some laundry-related items such as stain remover, starch spray, etc (I buy it from Dollar Tree and it lasts a while - I think the tenants appreciate the gesture). 6) At the Dollar Tree they have a toilet cleaning gel product called Lime-A-Way.

Jack Forester What percentage of tenants are horror stories?

I have some tenants who believe the 5 day grace period before late fee is added is a rule and that they should postpone up to the day before the late fee almost every month and mowing is not their top priority, but I guess if that is the worst I get, I'll be happy.I hadn't really considered M2M leasing agreements for ease of removing "non-performing tenants" (did I just coin a new phrase??)

I am half French and half Irish and you can flip a coin to decide which genes gave me the hot temper I have. What I had to learn was to avoid at all costs, responding or making a decision when someone gets in my face - whether that's in person or not.So, just to address your issues with temper and this tenant, these are some things that work for me:1) Avoid any face-to-face contact with an argumentative tenant, as much as possible.2) Never answer their calls.

They should have no issue with this since they admitted to using it.Moving forward, look into adding a washer and dryer hookup in each unit, if possible, or add coin operated machines in the basement.
