@Justin Lanciault I do appreciate your time and energy to compose a response.I'll be sure to ask my PM about the MLS.Regarding your final thoughts: My PM will next recommend either spending $100-150 for professional photos and/or offer a discount for the first month to entice applicants.

Here is what my standard lease that I picked up from the internet and use with my rentals:(2) Repairs that Tenant will Pay Entirely: Tenant will pay Landlord or any contractor Landlorddirects Tenant to pay the entire cost to repair:(a) a condition caused by Tenant, an occupant, a member of Tenant’s family, or a guest orinvitee of Tenant (a failure to timely report an item in need of repair or the failure toproperly maintain an item may cause damage for which Tenant may be responsible);......Appears it includes failure to timely report as a cause to make tenant pay.I also have a Maintenance Addendum that I got online that includes: Immediately notify Agent of any evidence of a water leak or excessive moisture or standing waterImmediately notify Agent of the presence of mold, mildew, or similar growth in the Premises after you have attempted to remove it using common household cleaning solutions or anti-microbial productsImmediately notify Agent of any malfunction of any part of the heating, ventilation, air conditioning, plumbing, or laundry systemsImmediately notify Agent of any inoperable doors or windowsOn looking at it now, it does not state what the remediation would be if the tenant does not adhere to this.

Tenant does hereby release Landlord and Agent from any and all claims  or liability to Tenant, Tenant's authorized  occupants, or guests or invitees, and does hereby agree to indemnify and hold Landlord and Agent harmless, from and against any and all losses, damages, claims, suits, costs (including reasonable attorneys  fees and costs) or other  liabilities  whatsoever arising  from the presence of insects or pests in the Dwelling Unit, and/or resulting from Tenant's failure  to comply with the provisions  of this subsection or any other provisions of law."

I do not have a very commanding presence, and while I talk sternly to tenants if required, I feel like I have no leverage in this situation because the tenants will keep ignoring me unless I "do" something, not just talk.Making matters worse is the fact that they are dirt poor, and my sympathy meter kicks in.

His studio apartment was quite small and felt even smaller due to the ominous presence of a giant cross made out of heavy hand-hewn timbers, which he would haul around the courtyard and perimeter of the apartment complex nightly while wearing not much besides an actual crown of thorns, while drinking red wine and flagellating himself with a leather whip, reliving the blood sacrifice that redeemed us all as a way to thank Jesus for delivering him from the box of snakes (and freaking out the other residents in the apartment complex in the process, although weirdly they all just kind of ignored him).

Tell them you can't afford to replace the carpet throughout, you weren't aware the presence of a cat could be such a problem, and let them out of their lease without penalty.

If you treat them like you're oh so grateful they should bestow their presence in your unit - they will become a pain in the rear by demanding ridiculous things.What I'd do, is simply raise the rent to market level.

Needless to say it is almost like a foreign presence in the US in these areas and REI imo just like everything else will be impacted until the dust settles.so far in this thread i am reading Chicago and NY having issues.
