Here is a case from the HUD website from 2013 for a Virginia company that had to pay a $82,500 settlement because they refused to rent to a Hispanic woman who didn't speak English.The Fair Housing Act prohibits discrimination in the rental of housing on the basis of national origin.

My husband was sitting on the couch and working (and fortunately he decided today was a good day to wear pants instead of pjs) when our front door was unlocked and a woman walked in, with a prospective behind her. 

I had one tenant (an elderly woman) give me a hug when i told her i was raising her rent by $25/ month, she expected a larger raise when i bought the property. 

I had a very elderly woman in the building I managed, and if I didn't see her for quite a while, I'd worry that she'd died in her apartment. 

Some people have no problem answering the questions but a lot of them never get back to me.This morning I woke up to a woman's email saying this:I can absolutely answer these questions, but not sure you're the type of landlord I'd like to deal with...

Someone I know (31 y/o) was just turned away from a rental property because she hasn't established enough credit in her adult life.Background: This woman comes from a lot of money.

My gut told me that I needed to ask the belligerent tenant to leave asap (I am very accommodating to tenants' needs, but this woman also had some mental problems). 

The big upstairs unit is rented to a woman who is very nice, and always pays her rent on time.  

A half hour later he got a call from a different woman saying she'd like to rent the house at that address. 

And he was in a pair of jeans and a T-shirt while the old woman was in a heavy woolen coat that look like it was made in Russia with a babushka wrapped around her head, muff, mittens and was slumped half way out of her wheel chair, most likely from heat exhaustion as it was a terribly warm day out and even warmer inside the court room, with all these people.
