the question you need to ask yourself on any insurance, is what would you do in a total loss, if not replacing it, demoing the building and selling or donating the lot is ok for you then go with the cheaper, if you would want to rebuild then it may be worth the extra.

Keep in mind a 300k full gut rehab on a 2200 SF house is $136 per sf remodel, that's pretty darn close to a complete rebuild (single level, standard quality type V construction build)
