the question you need to ask yourself on any insurance, is what would you do in a total loss, if not replacing it, demoing the building and selling or donating the lot is ok for you then go with the cheaper, if you would want to rebuild then it may be worth the extra. 

I want to start building homes the trend here is "tear down rebuild" and it's expensive, although the profits are insane I want to start out small......

Not only will she not give me a figure, she says that the insurance company will not give you anything unless you rebuild.
