If is for this reason we typically rent month-to-month to our foreign students {it is also typically their preference}.With our Chinese students in particular, we have found that meeting their obligations (i.e. paying their rent on time) has a large honour factor behind it and many would go without 3-meals/day before they would fail to pay rent.To put it in context, if our Canadian students - or our native born rental population in general - were as dependable as our foreign students, we would almost never have an eviction.

And regarding renting to people in the middle of a divorce, think about how you'd react if two roommates wanted to rent your place, and told you that they didn't get along and one of them was planning on moving out.

If they are savvy to the situation they probably know an increase is coming, but I wouldn't bet that they have put the pieces together and they probably won't react very well to the news.

I had one tenant who reacted badly to the concrete sealer used on pet urine.Putting the choice on the tenant so they can take sensitivities into account is far better, IMO.

For some reason I just keep telling myself I'm over reacting and I should just trust my realtor as he is an old pal...I will contact my agent first thing tomorrow and tell him there is no way I'm closing on Friday if I don't have lease agreements in my hand.
