For fun I would call a few of the folks that sent the yellow letters and or whatever canned letter.. as many homewoners would leave them stacked on the counter 50 to 100 of them.. most I talked to would stumble bumble they had no clue what to do or say.. and or I was the first call they ever got in 6 months of doing it and thousands on direct mail and frankly had given up

Seems this thread is a bit old, I just stumbled across it and like the idea, just curious if anyone's all in on Stessa?

(not saying you NEED this mentorship program to succeed, I'm just saying that if you had the choice of stumbling around for X amount of years and spending YY amount of dollars investing and failing on your own OR you split the profit with someone who gives you advice on what to do with every deal and you reach that goal in 2-3 years; what would you choose?)

I would simply ask is anything in life ever gonna be perfect you can't pick a perfect time to have a baby because some ppl will tell you that you need the world some will say you only need love run your numbers under the worst possible scenarios if the place is vacant for a year if rehab takes double the time if there's still a slim profit you might have stumbled on a gold mine does it make since to just throw that away if the girl is cute she cooks she cleans your mom and sister like her do you walk away to find better?

I only stumbled upon your question because of another keyword that popped up from @Tommy Desmond.To answer your question, I get $750 for all but one which I get $850 because it has the most amenities. 2 1/2 car garage, basement.

I originally was going to go the FHA route - as that required only 3.5% down, but due to seller issues I ended up fortuitously stumbling across a private lender who was willing to finance 100% of the property - with the expectation/requirement that I build equity in the next two months through improving the property.
