So keep it simple, I'd think something as vanilla as storing a tenants salted or partial SSN#, city, a few rating flags (late payers, dirty, evicted, drugs, etc) with locked down access to verified landlords would be invaluable and not at all illegal or unethical.

Most HML worth their salt would pass on you as a client no matter how good it looked on paper.. now there are some brokers that might try to wedge you into a deal.. because its not their own money.. but a HML who owns his company well I think it will be tough for you.If you have capital but no experience.. then find a partner.. with ton's of experience and share projects letting this person make a great return..
