For that type of study, Excel is a clear winner, as it is designed to handle that type of dataset exceptionally well and professionals like myself have years of practice and memorized shortcuts doing analysis quickly in Excel.Anything that a real estate investor is likely to use it for, however, is unlikely to need the raw power of Excel and any spreadsheet program will probably serve adequately.These spreadsheets are all the same at the end of the day for any typical analysis.

Unless I'm missing something, there are several other risk factors present:First Time BuyerFirst Time BuilderCollateral currently holds little value (raw land)Net Worth of sponsor (borrower) much less than loan amountLiquidity of sponsor (borrower) after equity contribution is negligibleInexperienced business operatorNo history of profits in the same businessI don't want to crush your dreams, but this deal will be a No from every bank I've ever heard of.

In the works of getting permits etc.. to build a 8 unit apartment complex on raw land in Georgia… they just recently rezoned the land as agricultural use only.

For this reason I'm not opposed to raw land, but I prefer the utility of rental real estate (which has many of the same benefits as raw land when held for a long long time) AND cashflows now :)

The raw monthly CF before maint & vacancy is $ 275.you will have very good monthly mortgage pay down, too.So, again, if it's a super renovated, great neighborhood, with great PM, IMO, this may work.

A somewhat easier process to just buying raw land and having to develop it and build the house, would be to find a subdivision where a builder is actively marketing and building either on spec or building for customers like yourself.
