Demographically they are not forming families, or creating wealth to support those families. 

Rule 1 know your customers, their likes, wants, dreams...Rule 2 meet their exceptions, and give them just a little bit more than they expect.There is no way to answer this without knowing who your customer base is, and what the close in competition is offering.Some demographics abhor pink, some adore it, some don't care.Who is your most likely renter?

Depends on what is nearby and the demographics. 

You can mention in your headline and description that you're X miles from the hospital, but a mistake we see first-time MTR landlords make is thinking they need to only go after a certain demographic.

@Murray Clark there could be a lot of options for you depending on your target demographic, price, and size/age of home.

I remember running into some demographic info months ago that showed the population is not necessarily growing very fast at all.

Another thought would be to just build out existing 2-4 unit properties, as in making the units bigger/add a bedroom or bathroom to make them more appealing to renters/certain demographics.  

Hi @Jamie Mason,Sarasota is a popular destination with the wealthy retiree and family demographic because it offers such a diverse range of recreation and leisure activities together with the stunning landscapes and wildlife it is a genuine gem.

Other than that, I am not saavy on what areas are best for rental properties in terms of pricing, demographics (% of homeowners vs. renters) and rental income.
