Does the 4th bedroom have a closet, if not it is considered non-conforming and may not add as much value as a conforming bedroom.

Some Wholesalers are know it alls and if it doesn't conform to their methods, the deal will eventually drop in price later or die.Thanks for the input.

Yucca Valley is stricter than the County, but there have been new changes in the county and I think the allowance of non-conforming STVRS is expiring.

Conforming loans (conventional) will require a seasoning period.

But we have to be careful though on framing the investor self-righteous on his opinion, I think there are two types; the one who really is very knowledgeable and really narrowed down his investment criteria to the T and works with what he feels conformable already knowing what is require on the others RE niches ( for this type I will not consider him self-righteous because clearly is his niche and domain and terrain. 

Live in one unit, rent out the others while taking advantage of the low down payment.Private/portfolio lenders have other hurdles, generally speaking if you can get a conforming (i.e. fannie/freddie) loan the terms are likely to be better.

Additionally, lenders are more conservative with their underwriting and Fannie/Freddie have tightened up their criteria for "conforming" loans.As @Stephanie P., points out the "Wild West" days are over. 

However, the current owner converted the downstairs floor to 2 units making it a 4-plex, which is not conforming to the new zoning.My question: As it stands (non-legal 4-plex with commercial zoning) will it be a problem to get conventional or portfolio financing on this property?
