I always assumed utilities would be covered by the renter, unless there was a situation of a single meter on a multifamily unit, or you were renting out a spare room, or in-law suite.

@Jake Lemke thank you for time on replying on my post, im a amature, inexperience individual try learn as much i can from all the people i've meet on my journey reaching my goal. to be able to do that, i have to keep using my limited resources to its maximum level, and ill make mistakes, im sure i will, but i learn from and gain more knowledge and idea from that mistake. i won't know it until i try it. if you can provide me any information what to do or thing i need to know on ur spare time, because i know you have more important things to do with your time, and i do really appreciate ur time, you've help me and letting me to know that i was wrong, the best you can. thank you

So, thats a personal preference for sure.My fiancee and I ended up buying a single-family in a central neighborhood that we like, and will go for the 'live-in-flip' strategy (re-sell in 3yrs or so), and also will look to rent out a spare room on AirBnB.Cheers,

You find the deal and manage it, they finance it, you split the profits.In the meantime, you should be hustling to increase earnings, educating yourself on markets, analyzing deals in your spare time like it's your favorite hobby, networking with other investors on BiggerPockets or directly at investor meetups, telling everyone exactly what you are looking for, driving for dollars, etc.There are too many hustles to name them all.
