However, I haven't been able to comprehend how a long term buy/hold investor would be significantly negatively impacted by fluctuations in the market...assuming of course that you have a property with a tenant that passed your screening criteria, you adequately prepared cash reserves for repairs/maintenance and cap ex, bought your property with a fixed mortgage, and essentially took the processes advocated for here on BP, I don't see how a long term buy/hold investor for rental properties would get burned?

@Patrick Philip Yes, you can drive for dollar and find owners on some websites such as reonomy.com (I'm not affiliated nor get any royalty from them) or any of your favorite sites that carry owner information.

It must be clear to all parties that you are only a "go between" and have no agency affiliation to either party.

I don't know.I know Larry Goins is one of those trainers that does a bunch of Ebay and other type virtual wholesaling.I think he has a book out or something.I do not mess with it but something you might want to look into.I have no affiliation with him nor do I endorse him just putting some info out.
