There are different ways to structure this (writing them into the business entity and operating agreement, having them do a second trust against the property,  etc.).

You simply have to specify in the lease that its their responsibility to pay the billsYour lease needs a re-write.

I try to not have a lot of "rules", but writing out some expectations can go a long way in resolving conflicts down the road and hopefully not ruining relationships/ friendships.happy to go over more specifics with you if you'd like!

Get it all in writing to keep things smooth.
