So even if the wood work that are necessary for repair it is still considered cap improvement and has to be depreciated and not repaired?

My advice is to focus heavily on finding great deals, the buyers will come on their own after that.If you can find a real deal and then present at your local REIA meeting or the BP Marketplace, real buyers will come out of the wood-works.

Could be tall weeds, garbage, woodwork needs painting, razing order, or anything in between.The city doesn't request a penny from me until they re-visit and it's not completed or deadline extended, then I get fined.

I didn't use "Easy Terms" I said "Easier Financing Considered" it provide a little more CYA IMO and has the same effect, any time financing appears to be offered they come out of the woodwork.
