i cover pest control and lawn care on my stuff. keeps down on issues and i know the place looks good. for my student rentals i also build in a quarterly cleaning fee where my cleaning lady comes through and does a deep clean. extra eyes on stuff and parents happily pay it to ensure their kids have a solid spot. pass through cost for me and well worth it.

So I told the seller, I got a bad vibe from this, sounds like this lady is going to live to a hundred, and rent control laws, as well as laws protecting tenants over 62 here in NYC make it impossible to get rid of her.

Also seen the opposite where decent lot, decent price, looked clean, but when I got there must have been $100,000 in cleanup needed with all kind of trash and junk on that lot.I've never been to Harris county auction, but from what I understand they have multiple auctions and maybe even different locations depending on the precinct, so know where to go if you can.At one time there was a lady that would offer orientations at Harris county maybe 1 hour before the auction starts.When you are ready to bid, know how to pay.

For as long as I can snag deals like this - https://www.biggerpockets.com/forums/52/topics/1193019-says-...And I know that you guys have similar numbers in Detroit, I couldn't care less about the "keyboard cowboy" data.Virtual $ex with Jenna (Old Playstation game and sorry ladies) is different to real life.Same as the online stats, demographics and data...They don't/can't show the real life micro economic data of tertiary cities.Well, they can but they aren't accurate just like Zillow isn't in my market.Micro is very different to MacroJust my 2 Aussie centsPeace, I'm out 🤠
