With rates as they currently are, I'm looking for every angle to get the lowest rate possible, and from what I understand, credit unions can offer rates slightly lower than traditional banks.

What type of work is typically recommended for an older (mid 90's) single wide mobile home roof that is not leaking but that is very old looking? 

I suspect that the time of many landlords keeping rents THAT low around here will steadily disappear now that there is state wide rent control.

And back to Chris's point, if your tenant knows that NNNs can vary widely, they may prefer a gross lease anyways.  

I can say, it has taken me many hours of reading through posts and searching just for the right subject to see that one tiny nugget of knowledge that sparks a creative way or angle to make my life easier in real estate. 

The courses / mentors rely on the success of a small percentage to show their programs work but you have to ask would they have been able to do it on their own for a fraction of what the program cost.I did not see a cost associated with the Flipstress program after doing a Google search - 95% of what came up was from the Flipstress program itself which would have me question how big it is and effective the program is on a wide scale.Before sending any money I would see if you can find anyone that has used the program and find out what it did for them. 

A separate code for the delivery person is just to be able to quickly understand log files in the event of an issue.The IP camera is on 24/7 and covers the front entrance and a side angle view covering the steps all the way to the street.
