We are also temporary heat providers for most large construction projects in and around Buffalo NY, neither I nor anyone in the industry that I know if has been contacted about setting up temporary heat for this project which is normally one of the first steps before a project gets into winter. thats a nice cottage industry winter heat.. 

Look for duplexes that are going to need some rehab work so you can add some sweat equity and bring the value up as well.

In my area, the inspectors are massively overloaded and often skip through a nice house quickly while telling me the last house they were in set them back 2 hours because there were so many violations.

Once you know the market, it's a nice gig. 

It could be a nice opportunity however I would be certain they will want you to make up the difference between $250,000 and whatever is left on the mortgage which btw in my opinion should be done with lender's knowledge and approval. 

If your product is nice, I believe you'll attract the right kind of renter (factory worker, lineman, etc). 

Beyond that, every city I have been to has rough areas where "cash flow looks great on paper" and "nice areas where appreciation should be great".

I have noticed a lot of investors are seeking out cities that are offering lower priced lots and simply adding a Modular or Manufactured and capturing a very nice cash flow.There is a new trend starting in Florida and in other states where an investor buys a piece of land or lot and add a 'Tiny Home".
