I think we already reached the inflection point mate.Old school "Hard Yakka" has gone out the window.Look at folks getting their panties in a tangle with "return to office" company mandates hahaI'll stop there and and say no more so it doesn't get misconstrued but I"m not too optimistic over the next 20-30 years when it comes to the current work force maturing and being expected to "pull the weight".Thankfully we have AI and maybe even robotics taking over lol

Since you are just buying the quadplex, you may not want vacancies right away, so you may want to more gradually bring rents up to market and start with a smaller increase, like 10% if you are 20% under market.

However, this risk needs to be weighted against other risks of managing properties remotely since doing it from ON has its own issues (can't do even smallest of repairs on your own, can't check on the condition of the units, can't even show them to tenants in person to evaluate those tenants when you are first renting to them, etc).

The dynamic gradually went from me needing them and vetting me for their program to aggressive now or never ultimatums, challenging/criticizing my commitment and morals, and using religious appeals and made up personal stories to try and get me to see the parallel and cave/sign/pay.
