In my market, the typical type of deed uses is a Special Warranty deed where you are guaranteeing only title issues that came into existence during your ownership.

I should note that generally speaking, without some form of "consideration" (i.e. an earnest money) a contract is not considered valid and so it's arguable that there was never an executed contract in the first place.

Properly executed, an investment in these types of property can garner substantial passive losses, often equal to the amount of capital invested (or more) even in years where the benefit begins to sunset.A few words of caution: - The tax benefit is valid as long as the gain incurred from the sale of your properties AND the investment with bonus depreciation occur in the same calendar year. - Be careful not to let the "tax tail" wag the dog.

@Christian Bors and if you vette these guys and like Marks says he has been in transactions that they are the funding source so there is one Top local Broker validating that they actually do fund transactions.So once this is done.... your sitting there focusing on a measly 800 bucks.. heck we blow that on dinner.... for 800 dollars you could jump start a whole career..
