Hey Josh,Me and my partner have been wholesaling virtually for almost half a decade, so the answer is yes: You can absolutely do wholesaling remotely. 

But if you want to go faster, there are two things that will help by getting your foot in the door with house hacking.First, is over time you'll build equity and can eventually refinance and take that cash to use as down payments.Second, if you want to use private lenders, virtually all of them other than family and close friends will want to see a track record.

We just have a Virtual Assistant that keeps it all up to date for us. 

But finding deals in Huntsville/Madison right now is virtually impossible unless you have numerous and strong connections for off-market properties.
