IE chasing down seller carry backs and offering to buy the note and then when discount is too high for seller you back door them with the buying of a partial that is more palatable to the seller vis a vi discount.or in other words do people put up partials on the FCI exhcnage or like kind note portals..

One risk factor is squeezing the $2500 out of tenants probably because the government will pay it but I heard too many horror stories in a Section 8 book to want to go there.The way I understand it from John's post's is that he has been utilizing a 3-pt action Strategy: 1) Acquiring vi a Modified-Flip Strategy; Property that's needs work thus creating "discount" potential, and using finance that is designed to encompass such.

at the level your talking about its all about you personally the LLC is simply to provide a level of protection vis a vi liability ( that's why its called a limited liability company).. you can build business relationships with lenders but its your relationship not the company.

@James Wise   in HOt markets were sales prices are high say 300 to 1 mil or more its very competitive for listings so there is a lot of negotiation that goes on vis a vi commission.and each market has what is typical  just like closing costs..
