In my case I went by a house one evening that was just purchased to see if the demo guys had cleaned up, since the HVAC crew was going to be there in the morning.

My biggest advice is to do any major demo and work (taking out a wall, replacing/repainting cabinets, refinishing or replacing floors).

I would line a reputable roofer up, get a materials list and just demo it yourself. 

This sounds like a complete tear down and demo.

I have verbally told my clients the information but I think I will use your list (with attribution) :):)My short verbal spiel would be 1) handy owner occupants don't need to cash flow or make money / profit and 2nd will you have a dumpster onsite the day of closing with day labor for the demo, know EXACTLY which electrician, plumber, flooring, cabinet guy, sheetrocker.....that you will use and when will they start, the PART NUMBERS for the cabinets, flooring, paint colors, doors, light fixtures.....

You might have to set up demo's with a few to see if it does what you want it to.

I have emptied the house of its belongings, begun to do the basic demo stuff. 

@Brent Thompson - the potentially difficult part is how much concrete they have to break up to reach a sewer line and if any demo then framing needs to be done.

Starting on the siding and roofing and all the finishing touches, we can’t wait to be done and start our next house which is vacant and demo begins in 3 weeks (follow to see updates) What I’m getting at is, the flipping world is not for the weak, you will get beat down, you will fail but in the end once you finally achieve your goals and jump those hurdles you’ll be sitting in a heating house looking at your accomplishments and realize everything you’ve worked so hard for this past few months is now a reality and it’s time to enjoy it!
