Any potential or existing Broadstreet investors should be aware that the SEC recently filed a lawsuit against the fund and its principals and asked the court to issue a temporary restraining order, appoint a receiver, and order an asset freeze.

Personally, I find BTRs to be more predictable with fewer ongoing maintenance issues, and they tend to attract high-quality tenants.

BUT, the might cause more issues because 550k is already on the small side for a 5+ unit building product. 

The issue is his definition of cash flow. 

The Assignment Contract is what gives the cash buyer the right to purchase your interest in the property for the price agreed upon in the Purchase and Sale Agreement, as well as the profit you are charging the cash buyer to buy your right to that property.Occasionally, you may have an issue where you need an Addendum.

Just to complicate things further, a capital call has been issued.  

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

Also, keep in mind that if you do self manage, you do put yourself at more risk for a legal issues.

That (and insurance issues) are two big risks.
