I though my last post on page 4 was a compliment, well wishing and pointing out Swanny's location served him well.I think it's odd that a newbie on BP ignores one of the senior members, nicknamed "Guru Killer" (LOL) maybe it was unintentional...... hmmm, maybe not.Wonder how many are biting at this system that can be reproduced by anyone, anywhere, anytime, with the right motivation of course........I think I'll unplug my BS Meter before it goes off......I hate calibrating it everyday

Eric: Be very careful of the caps.We know it was unintentional based upon the small t to begin the first sentence.But I for one have never liked BOA or Contrywide since they began giving illegal aliens preferential treatment in their loans.If this was truly not the case, it surely seemed like to many americans who could not get the loans given to those who could not prove the things that we had to prove.

Including the part of how you've already done it cheaper on your own makes it sound, however unintentionally, like you are pretty aggressively telling them up front that you can do their job better than they can, and that would make me steer clear, thinking you are likely difficult to work with.

But it seems to me that the wrongs I've done are as follows: I mislead them about the AC (unintentionally), I should not have engaged in their personal lives, and I should have screened better.To fix this, I will do the following in this order: speak to a lawyer about how to remove them, install window units, check insulation in attic and walls, count my losses, write tenant rules, start over with better screening.

While I am not accusing your agent of doing this nor would I think it is why it took so long for an offer to get a seller( FYI, while I don't know of any specific analysis, I would guess that 80% or more of Agents violate it unintentionally.)Again, I don't think this was the reason for your predicament, I would likely chalk it up to someone who is inexperienced or more of an AINO( job requires license " Agent In Name Only") depending on the compensation level of the agent as an office manager, they might not be as interested as your typical agent.
