It wasn't easy going by a long shot, but I managed to find something and then after a few months I found a position that paid next to nothing but it was something where I was able to undertake a lot of responsibility.

Such Funding Platforms/Intermediaries would be required to undertake the following:o Provide investors with educational materials that explain, among other things, the process for investing on the platform, the types of securities being offered and information a company must provide to investors, resale restrictions, and investment limits;o Take certain measures to reduce the risk of fraud, including having a reasonable basis for believing that a company complies with Regulation Crowdfunding and that the company has established means to keep accurate records of securities holders;o Make information that a company is required to disclose available to the public on its platform throughout the offering period and for a minimum of 21 days before any security may be sold in the offering;o Provide communication channels to permit discussions about offerings on the platform;o Provide disclosure to investors about the compensation the intermediary receives;o Accept an investment commitment from an investor only after that investor has opened an account;o Have a reasonable basis for believing an investor complies with the investment limitations;o Provide investors notices once they have made investment commitments and confirmations at or before completion of a transaction;o Comply with maintenance and transmission of funds requirements; ando Comply with completion, cancellation and reconfirmation of offerings requirements.

Frankly, if I were you this project would not be worth my time and effort, as it's too labor intensive and complex to add another bedroom and bath.Furthermore, it is not standard to have a master bedroom in the basement coupled with the fact that you would need to have proper ingress and egress approved by the city.I am sure that there are lots of other opportunities to pursue in that neighborhood and beyond.Lastly, all the BPers who chimed in are simply giving their views as well, but, it's your call on this one as to whether or not you want to undertake this massive headache for very little ROI.

There are some nice ones out there too which can help with any rental modernization undertakings, but again, regardless of the tenant, I'd recommend making the repairs as soon as you can.

So while it does say this:“(b)Appraisal independence For purposes of subsection (a), acts or practices that violate appraisal independence shall include—(1) any appraisal of a property offered as securityfor repayment of the consumer credit transactionthat is conducted in connection with such transaction in which a person with an interest in the underlying transaction compensates, coerces, extorts, colludes, instructs, induces, bribes, or intimidates a person,appraisal management company, firm, or other entity conducting or involved in an appraisal, or attempts, to compensate, coerce, extort, collude, instruct, induce, bribe, or intimidate such a person, for the purpose of causing the appraised value assigned, under the appraisal, to the property to be based on any factor other than the independent judgment of the appraiser;(2)mischaracterizing, or suborning any mischaracterization of, the appraised value of the property securing the extension of the credit;(3)seeking to influence an appraiser or otherwise to encourage a targeted value in order to facilitate the making or pricing of the transaction; and(4)withholding or threatening to withhold timely payment for an appraisal report or for appraisal services rendered when the appraisal report or services are provided for in accordance with the contract between the parties.”It immediately follows up with this:“(c)ExceptionsThe requirements of subsection (b) shall not be construed as prohibiting a mortgage lender, mortgage broker, mortgage banker, real estate broker, appraisal management company, employee of an appraisal management company, consumer, or any other person with an interest in a real estate transaction from asking an appraiser to undertake 1 or more of the following:(1)Consider additional, appropriate property information, including the consideration of additional comparable properties to make or support an appraisal.(2)Provide further detail, substantiation, or explanation for the appraiser’s value conclusion.(3)Correct errors in the appraisal report.”Based on this discovery, I respectfully disagree with your interpretation of Dodd Frank as it pertains to my previous comment regarding appraisal reconsiderations.
