Keep in mind with a 1031 exchange, it's important to ensure that the total value of the replacement property is equal to or greater than the property you sold.

Meaning you use the life-left of all the components that will need replacing in due time and factor that into your offer.Components expiring within a short period of time needs to be accounted for as deferred maintenance.
