look for land with owner financing And I am sure you know this but location and safety will be paramount in the Jackson market there are simply areas the crime is far to high for this to be successful..

So the major issues in a house are a foundation issue or a structural issue, the next tier down would be a mechanical issue like Electrical, Plumbing, HVAC, then roof - which isn;t an issue a new roof is very common in a fix n flip, and then the outside facade: Brick repair, driveway repair, brick pointing. 

It's possible as well that many of Grocapitus' investors are simply not on BP.

So some things will be easier and more convenient (one roof to repair) but many tasks will simply be a multiple based on the number of doors.

In the current market, it's pretty much impossible to have any positive cash flow in the 2-4 unit space with long term rentals, unless you're putting ~40-50% down, not only focused on the cash flow per se, but rather simply not being in the negative.

I read somewhere years ago that simply entitling raw land (permitting) it for a use increases its value by 3-5x.  

And when I was doing participation mortgages those were even hard to explain to those that are not familiar just like trying to simply explain  being the bank as a lender or investor instead of owning the asset. 

If everyone would simply eradicate that from there vocabulary and replace it with "Realized PERFORMANCE".
