Definitely not willing to put money into something like this and potentially worsen our situation.  

I purchased sub2 a handful of times for fix-and-flip types of situations, where I was in and out of the deal in 3 months.  

For all you know it a violent situation and she could get a judge’s order and you pry couldn’t/shouldn’t charge then. 

I would focus on one of two things… finding a more tolerable high-pay work situation OR developing some coping skills to deal with your current working situation.

I only invest in A and  B areas  that usually makes renting some what easy .Having rentals loaned out to the wazoo can cause a lot of stress on owners to rent out immediately  .If the market softens up winter etc...

BAM and Praxis have definitely managed the situation better at this point in time. 

Therefore, it is advisable for the client to consult with their CPA to receive personalized guidance tailored to their unique financial situation.

I'm in the same situation as OP. 

There are pros/cons to the bay area vs out of state and everyone's situation is different to reach their goals within their own timeline. 

Plus MANY MANY more problematic situations that come up daily.
