Hello,I know this has been posted a few times, but as the landscape for these products tends to change frequently, is anyone aware of any lenders that are offering HELOCs on a rental property (duplex specifically) in Texas right now (Aug 2024)?

This includes small painting projects, deck refinishing, fence repairs, landscaping, etc.

Most carpenters , electricians , roofers , landscapers are male .

Cheap homes don't get light fixtures, or garage door openers, or door bells, or landscaping and the list goes on and on. 

I don't know the statistics behind Salt Lake, but I don't believe it is slowing down anytime soon.

The rehab + landscaping = $65K (approximately) Would it be better to seek out private money and pay them back at refi or attempt a cash out refi.

There really isn't much yard and no grass for a landscaper, so would not need a landscape contract, but I was not anticipating the amount of maintenance for weeds and debris.

Plus some landscaping up keep.
