Assuming you did not invest originally.To clarify, I am coming across some opportunities where a sponsor is in the middle of the biz plan, their loan is reaching maturity, they need extra capital, and they are attempting to raise the extra capital from other LPs rather than or in addition to a capital call.They are offering "rescue capital" investors pref equity that is ahead of original common equity investors.

@Melanie P.I can name 3 companies right now that are not just bad deals but should end the sponsors in prison - I know investors in each and every one has filed complaints etc.

Plan on 65% LTC, at least one sponsor/borrower that has done a similar project in the past in terms of scope and dollar amount (inclusive of if you add a new partner willing to share in the risk/reward), 10% post-close liquidity (can't use loan proceeds to check this box), net worth equal to or greater than the requested loan amount not including subject property in net worth calculation (adding the other sponsor/borrower can fix this, too).

This is the gray area that I find to be most troubling as individuals with no experience are being taught to work in this gray area to raise money from individuals who likely believe the sponsor credentials are more robust than they are.
