I think in this BP circle of people, there are going to be many opinions that are on the fringe.  

I don't know much about Banning except it's a fringe area and highly volatile like Hemet and San Jacinto.

You may be able to pick up some subject-to deals, or a flip on the fringes such as Round Rock, Leander, and Cedar Park.

Run a credit, criminal, eviction check on them and make them prove their income with paystubs, employment letters, etc.....In my experience you don't learn much talking to former landlords or certainly family members.If the income is on the fringe and everything else checks out, request co-signers.
