This time he, the investigator, showed me a door on the second floor was not secured, missing a handle, etc which was the case during renovation, but very hard to access if you had a ladder, and two windows that had old style brackets were not secured.

As much as equity sharing is profitable for you, it is also a way to show your clients “Hey I am here for your success as much as you are, and I have a personal investment in you” which is an incredibly inspiring model.I would however say maybe scale your equity based on the current state profit margin of your client, or even work in a sliding scale so it doesn’t turn off potential clients who may be at a slim profit margin as is and are concerned about it getting any slimmer.

That said, if the property you're attempting to finance is materially larger than the properties you currently operate (IE - you're trying to finance a 30 unit building, but have only operated a series of 4-plexes to date), then sometimes this rule gets thrown out the window and you'll still be subject to the "Limited Multifamily Experience Sponsor" re-sizing parameters.

Don't even get me started on windows; old windows look quaint and can be repaired but just suck all the way around compared to new windows

Since tenants are not all the same schedule, there are no bottlenecks for kitchen or bathrooms use.Lower level: Large unit for the onsite-manager with private kitchen and bath (has windows in every room but is partly below grade), plus the common area laundry room, and managers’ tool room / storage room.What made you interested in investing in this type of deal?
