I've flipped about a dozen properties here in Chicago, and quite honestly, it felt like something different went wrong on each one of them.My biggest piece of advice is to KEEP IT SIMPLE starting out. 

Look, I think of it this simple, I don't know a single established millionaire who does the "standard" consumer debt thing.

Education is never free whether or not it is DIY or with a little expeditious help from friends/colleagues/experts/mentors.

Stores like Home Depot or Ace will have products specifically designed for removing difficult adhesives, but you can also DIY with household products.

With house hacking, there is a simple rule in my opinion: The more uncomfortable you're willing to live, the better the numbers can work, the more comfortable you need to live, the less the numbers will work. 

You can usually find some events by doing a simple google search.

Start small with simple rehab projects like painting or landscaping to boost value without overextending.

It's been simple and reliable. 

But they are usually very simple to request. 

Simply deducting prorated rent from the deposit is simple and clean and hard for them to argue since they communicated this schedule to you and that the property wouldn't be ready to turn over to you until the cleaners were complete.
