I tend to ask the same questions multiple times over a period of time to see if I get consistent answers.

Although I haven't maintained a credit score stateside considering I left in 2010, I can qualify based on my finances where I live.

Now, if you're buying in the name of the LLC and you're doing a DSCR deal, that will be irrelevant.

And the other way, if you’ve worked with someone who you absolutely would not use, please share as well so i can avoid them at all cost :).

It's nothing spectacular, just utility bills, trailing 12, rent rolls or whatever he's got so I can build an accurate assessment and make a fair offer.

I'm finding when I look at a given property, I get inaccurate comps in two ways: 1st, a property will show up in the list as a comp to my subject property but have a REALLY low sale value; upon investigation I find that the property acutally hasn't sold in 10+ years but PropStream thought it was comp; 2nd, a property will show up as "Sold" in the MLS status, but all ownership and transaction history tab don't reflect the new data.
