I will say there is one thing I strong ly disagree with Renatus teaching which is to offer what ever price you can to get the property under contract and then nickle and time during the due dilligence to get to the price they want (good luck trying to shave off 50k).

At the summons hearing and hearings thereafter, always wear a suit and tie, get a haircut, shave, don't wear stupid jewelry, speak ONLY when spoken to, DO NOT interrupt the judge, always say "Your honor" and "Yes Ma'am, No Ma'am" or Sir when the judge asks you questions, then Shut Your Mouth!

If we only bring them the LOC and the new duplex the rate goes to 4.5% for the new duplex.The only mortgage loan that would be higher as of now is the newest house (number 3) but we are also shaving off 10 year off the life of the loan.
