I'm looking at an interesting investment, but I need your advice on how to seal the deal.I'm talking to an elderly gentleman in his 70s, who still manages 100+ units(!!).

Lastly we cut holes in our drywall and shoved sound proofed insulation into the wall in our unit then sealed/spackled it all back up.

Also unfortunate -- your contractor's sealing efforts may have made the problem even worse, since it essentially eliminates dry-out for a slab...
