I would very picky as to who I have as my roommates and make sure the rules are in writing upfront.

You just need a roommate release from her stating she has left and has no responsibility for the remainder of the lease term or security deposit.

I have only had one room mate over the past 6 months as I have been finishing the basement in order to add two more.
