I have actually cashed out a lot of my IRA now bc I have so much depreciation from RE that my tax bracket is very low and the taxes to pay on the IRA withdrawal are also pretty much non existent (taking aside the penalty). 

You cannot document something that does not exist.

If one of those options, which I don't think exist even close to here come onto the market there will be a war for it.

The existing owner has it in a trust but it is not his primary residence. 

Yep my dad was doing it in the early 2000's too and was telling me about it way before BP even existed.

In Texas, as a licensed agent, you’re generally required to use TREC-approved forms for real estate transactions unless an exception applies, like (I believe) leases longer than 1 year or where no TREC form exists.

It avoids having to pay the capital gains and lets the property keep appreciating while you still own it and reap those future rewards and more cash-flow from the property in the meantime.  

I am left to wonder, though some investors with SFR's are doing it successfully, is the risk too high for the reward?
