The industrial buy and hold buyers have virtually dried up in San Diego.  

If the laws are still concerning to you, then buy a commercial property, like an office or industrial property, in your area. 

Primarily, my work has been in small commercial retail buildings (new construction and tenant improvements) with some work in single and multi family projects. 

The first time I was laid off it was traumatic because I my industry and the economy were in the toilet but more importantly, I didn't have enough cash flowing RE, second time.... not nearly as bad, and the third time it was my idea and I haven't lost a minute of sleep about my decision.

I think if the industry as a whole was a little more honest with it self and with market participants you might not have as many waiting for something that is not likely to happen in the short term. if you need a house, you need a house. but, if you think something will change in 6 months you might be able to hold on, but if it likely will not change in the near term you might just bite the bullet and buy. 

It's hard for me to imagine suburban office / retail getting hit harder than it already has, and a small building for small companies in the services field feels interesting to me - right now that's a "Feel" and I have to wrap my head around whether data supports this hunch or not, but I do at the very least like the fact that office has been hit so hard, and seems to have no net new supply coming online. 

My objective is to buy about an acre of land, that is already leveled, access is being done, and utilities are going to be 5 feet from the property; and then build 3-4 shell retail spots on my plot, owner occupy one of them with a business and lease out the others.I am meeting with a developer this weekend, but have some wrong numbers regarding the average cost of building a shell space. 

I’ve seen situations like this before..one old friend of mine in Austin had a few industrial buildings where the cash flow was decent but not dazzling, and he was itching for a way to ramp things up.
