Hi John, Notes are usually performing well during high interest rate environment because the reward/risk favor the lender (you), however when I am referring to syndication here, I refer to equity investment (not debt investment) like you mentioned above.During low rate environment, equity investment usually performs well.

I like RentSpree because the prospective tenant can upload all of their docs into the system and the system auto-emails all references to confirm.

If you’re referring to a special assessment, the ones for major expenses not covered by the regular dues, then maybe.  

The other option would be going to local investor meetups and asking those who attend for good references. 

I think they might have been referring to the Passive Activity Loss (PAL) limitations.

I’m trying to get a better understanding of the unlevered IRR hurdles SFR / BTR investors have for value-add improvements.By "value-add improvements" I’m referring to upgrades made to a property that increase rent or purchase value, often including kitchen remodels, bathroom updates, solar and other energy efficiency improvements, fresh paint, a new garage door, finishing a basement, adding a deck, and updating flooring, to name a few.I’ve been hearing a lot of different reactions to this question the last few months.

Would be useful as a landlord when the tenant moves in/out to reference for damage.
