A the town and amenities expands towards the beach, there is a real risk that properties on town side will relatively lose value in my opinion.

Focus on expanding your deal sources, assembling a reliable team, and learning from every transaction to refine your process.Good luck!

If you want to quickly expand you'll need to maximize your cash on cash and try to put as little down as possible. 

Beyond Zillow and Apartments.com, maybe expand to Realtor.com as well.

However, I have no idea how to choose from the remaining cities, it seems there are a lot of potential options:- Midwest - Michigan (ie: Grand Rapids) seems to have options, also seeing Columbus Ohio and Indianapolis coming up- Reno - I've seen mentioned several times on here- Pittsburgh / Philadelphia / Twin Cities - All mentioned as lower cost to get started, and seem to be experiencing growthI'd ideally like to find a place that has strong potential for future growth, a diversified economy, and I don't mind living in (being close to nature would be a plus). 

I recommend having a consistent growth mindset to keep building and expanding your portfolio.
