When I see "boiler" I read that as radiant heat, whether that be hot water or steam.

You should also ride herd on the renovations as they move along. 

There is also the herding cats activity of setup, hookup, rehab, etc that really makes it difficult to justify in the end.

There is a often a frustrating game of "herding cats" that can happen when trying to use a separate contractor AND a management company that is capable of integrating with construction thanks to both of the groups having distinctly different processes. 

You have to get everyone to agree to invest at the same time, with the same location, with the same tenant type, with the same loan terms, the same yield, same general exit times, etc.As one listing broker said to me 30 years in the business he doesn't like dealing with groups as it's like herding cats.Right now the good properties are getting multiple offers.

I've herd about owner finance but don't know too much about it.

It's often not as easy as just saying "oh hey, can you send me proof of that", no, Property Management is like herding cat's, the management of tenant interactions is a deep science and skill, one not quickly or easily taught. 

We’re moving to a new house now and will do it all over again: increased insulation, tighter building envelope, more efficient appliances, electric radiant heat in the floors (way better than forced air anyway), and passive and active solar instead of gas.
