Not thrilled that it appears to be going up, but glad to know that we aren't the only ones experiencing longer hold times.

My cost to build a 900 sf to 1,200 sf container home is about $90 / sf and that cost comes down in a production environment where materials can be purchased in quantities and the workforce is working on a standard floorplan with multiple units in process simultaneously.

Is there a reason you aren't looking at hard money lenders?

The tenants in the 3 bedroom rental aren't in a protected class but I do not want to get in any kind of legal bind. 

Even if you aren't making a lot of money on any appreciation, you've been taking depreciation each year.

Applicant credit scores should be treated with a high level of care and should not be handed out when they aren't assured that you are locking them up and taking due care with private and sensitive data.So, many places, including the screening company we used for years before moving to a PM, provide a suitability score rather than the actual credit score. 

We aren't quite there yet, still finishing doing some restructuring.

I will happily foot the bill for supplies so they aren't out any money out of pocket, but with the prevalence of contractor-stole-my-money stories, it makes it hard to fork over an upfront fee.

They aren't because 99% of the home buyers and sellers need an agent to avoid costly mistakes.
