If a toilet runs at full pressure, the tenant is going to call you sooner than later from the sheer racket it's making.If you are purely looking for leaks, you will spend significant sums of money to save yourself very little money in the long run. 

Yes, Top golf is public company and owned by Callaway I believe.they generate lot of money from food and drinks too. 

Personally, I never invested with anyone that I haven't met with in person, and had at least a drink or a meal with them to get a sense for who they are.

One thing I run into often are borrowers who are looking for loans based purely on the After Repair Value of a Fix and Flip investment.

Easily add on another 20k - 30k in expenses for the year and now your outgoing is at 68k -78k with purely rough numbers before you break even.  

One piece here is that yes you can potentially find buyers that will have a premium for successful track record + even furnishings, listings, review - but important to remember that there won't be a premium assessed by the lender in almost all situations if the buyer is using financing to acquire - their loan will be based on the pure real estate value even if they are paying more - just a tip to keep clarified so no surprises that can throw off deals

@Marty BoardmanThat statistic is so misleading because you were not allowed to foreclose the prior year in many locations.That would be like lowering the drinking age to 18 and saying teenage drinking is up 80%.Foreclosures are at all time lows and will continue to trend up.
