I would need to know more specs on the house but with material shortages It's difficult to say how much to budget. 80K-120K for full gut perhaps but unsure with lumber beings so expensive and shortages.I would plan 9 months of vacancy between the pain you will endure pulling permits & having your contractors show up everyday to complete the work & then final inspections to get a CO. 

Every time your credit gets pulled it a hard inquiry which hurts your credit.

I understand I will need to pull a permit to add shower area in the third bathroom but would a permit be required for the three additional rooms, especially given I will not be adding any new sq ft to the property?

The next big hurdle: You'll need to basically perfectly match either the loan or loans you lend on to the amount you pulled out to make that theoretical 5% spread on the arbitrage. 

Someone else was supposed to move in after her which she knew about and was fine with back in March, then all of a sudden less than a week before the new person was supposed to move in she pulls this crap@David To if you happen to do a class action I am all for it please keep me updated.
